Property Owners of Dasve Township have patiently waited since inception and more particularly since August 2018 for CIRP to resolve the issues of Lavasa Corporation Limited. It has been distressing, depressing & agonising wait for more than 13 years. It will be an exercise in futility to wait any further as our Dasve Township is not only hanging by a thread but slowly and surely turning into a ghost-town. Dasve township is at an inflection point. Now is the time for all property owners to come together and take decisive actions to save Dasve Township. Dasve possession holders need to come together not just to fight with authorities but actually start putting our time effort and money and quickly turnaround this town. Dasve Citizens Association has been registered on 19-May-2023 under the Societies Registration Act, 1860(.XXI of 1860). DCA is exclusively & solely for the possession holders of Dasve Township viz Villa or Apartment Owners, Commercial Establishments, Educational Institutes, Hotels etc. At this point of time, those who are awaiting possession of their properties ie NPHB’s have been excluded from DCA.
The primary focus of DCA is to strengthen town management team and work together, improve the living conditions in Dasve, improve collaboration between town management & citizens, and most importantly improve revenue along with transparency and accountability and restore a semblance of management for Dasve Township.
DCA is willing to work with all Property Owners to achieve its objectives with either across-the-table discussions. Now is the time to pool all our resources collectively to strengthen ourselves and strategies together for a successful way forward.
It is time that citizens actively involve and manage the affairs of Dasve Township.
There is a significant trust deficit between town management team and citizens or possession holders. DCA will bridge this by by increasing communication, sharing information and creating more transparency.
Once transparency & accountability is restored, collections will increase substantially. In our view, the present rate of Rs 1.50 per square feet would be adequate to maintain the Dasve Township. However, if required only minimal & marginal increases may be required.
While banks are responsible for continuing to fund Lavasa to maintain Lavasa assets, however Dasve City has to primarily function on the revenue generated through CAM and other sources of funds like entry fees, events etc. DCA will join hands with town management to improve CAM collection and identifying new avenues for revenge generation.
Our assessment is that CIRP process will take another 3-4 years to complete for a new buyer to take over. However Dasve township day to Maintenace is not dependent on CIRP process to complete. Yes, there are certain infra that are the responsibility of Lavasa however with contributions by Dasve possession holders and contributions by banks, Dasvs can easily turn around.
We need to focus solely on Dasve and DCA is formed only for this purpose.
Our main challenge is funds and prioritisation of the funds for the activities that positively impact dasve possession holders. Another challenge is the involvement of the citizens and communication.
DCA is in the advanced level of discussion with town management to bring in place a collaborative approach between town management and citizens and DCA becomes the platform.
First of all, we all have to come together with only focus on Dasve
With the current situation, the resolution is at least 3 years away
Maintenance to be paid by each and every one
SCML and DCA to align and work together
Prioritise the improvement tasks in Dasve
Renovate Dasve and bring back its original glory
Invite business to operate in Dasve
Invite schools to open primary and secondary schools in Dasve (Pawar public school, Ryan, Vibgyor etc)
Work with Apollo Hospital to restart all medical services
